What the municipal rules say

Chatham-Kent council passed Zoning Bylaw 44-2026 and Official Plan Amendment 88 on April 27, 2026.

What applies locally

On April 27, 2026, Council approved Official Plan Amendment 88 and passed Zoning Bylaw 44-2026. The published approval notice describes up to four total dwellings on qualifying residential-area properties with a detached, semi-detached or rowhouse dwelling. Section 4.6(4) also refers to up to two dwelling units in an ancillary structure, without exceeding four homes on the property. This is a Council-passed amendment, not confirmation of a permit for an individual lot.

Important limits and exceptions

The published notice set May 18, 2026 as the appeal deadline, but it does not report whether an appeal was filed. Seven separate property-specific rezoning requests were deferred to a future meeting; do not treat those deferred changes as approved. Verify the amendment’s final in-force status, parcel zoning, servicing, applicable lot standards and building permit with Chatham-Kent.

Before work begins: confirm the lot’s actual zoning, mapped overlays, legal parcel characteristics, servicing and applicable building permit conditions with the municipality.

Chatham-Kent’s ADU program and building-permit route

Attached or detached

The municipality describes additional dwelling units as self-contained accommodation attached to the main home (including a basement apartment) or detached, such as a tiny home or converted garage. The specific site still needs zoning and building-permit approval.

Pre-approved detached designs

Chatham-Kent offers a catalogue of pre-approved detached-ADU designs. Using a design does not waive property zoning checks, permit fees or the building permit.

Potential financial assistance

The municipality advertises grants covering 50% of eligible costs up to $27,000 for one new ADU or $32,000 for two. Funding and eligibility may change; contact Planning Services at ckplanning@chatham-kent.ca before work begins.

Next planning steps

Local rules still need verification before pricing before you request a quote.

This preliminary guide does not answer whether a particular parcel is approved. The next two steps are budgeting and contractor scoping; neither replaces municipal approval.

Planning sequence: rules → budget → written scope / contractor. Cost models and contractor matching do not determine whether the municipality will approve the work.

Confirmed for this claim: Council approved OPA 88 and Zoning Amendment 44-2026 on April 27, 2026, raising qualifying residential-lot unit allowances from three to four; a council approval notice alone does not resolve statutory appeal, effective-date or site-service restrictions.

Still to verify: Check final appeal/status and statutory effective dates, 219-2008 consolidated text, affected zoned lot, water/wastewater and site restrictions.

This is a targeted official-source review, not complete certification of every adopted amendment or approval for your property.
