The official Greater Sudbury route for another dwelling
The Greater Sudbury approval path can vary by property and unit form. Open the official permit/zoning route below before treating a provincial housing rule as permission for a particular design.

Ontario: the provincial layer
The Ontario ARU framework can support as many as three units in the principal house, or two principal-house units plus one ancillary-building unit, on identified lands. Municipal zoning still controls site details.
Ontario additional residential unit framework ↗Four questions before design
What kind of unit?
Different dwelling forms can have different size, siting, servicing and permit requirements even on one property.
Is the use allowed?
Check zoning or any applicable province-wide entitlement first; a building permit does not create land-use permission by itself.
Can the building comply?
Expect construction details such as egress, smoke/CO protection, ventilation and fire separation to influence the final layout.
Can the site serve it?
Check utilities and site layout along with zoning. A detached ADU can add sewer, water, electrical and access questions.
From Greater Sudbury zoning to final inspection
If the unit already exists, begin with its municipal history. For a new unit, begin with zoning and the proposed form before spending on construction documents.
When a property is marketed with a suite, verify the actual municipal approval file before relying on the rental income in your planning.
