Four things to establish before the renovation

What kind of unit?

Detached accessory units usually add setbacks, site coverage, access or servicing questions beyond those for an internal suite. That question should be resolved against the actual Calgary project rather than a generic example.

Is the use allowed?

Do not assume a provincial housing reform means every design is automatically allowed on every lot. Verify the local implementation and exemptions.

Can the building comply?

Existing basements often need life-safety upgrades before they can function as approved dwelling units.

Can the site serve it?

Site constraints can include parking, sewer and water capacity, electrical service, waste access and setbacks for a detached unit.

How to sequence a Calgary suite project

Treat permission for another dwelling and approval of the construction as separate questions. Zoning answers one; building and trade permits answer the other.

A real-estate listing can describe a suite without proving it is legal. Ask for the municipal approval history before valuing it as an approved unit.

An existing kitchen and tenant do not prove approval. Confirm how the dwelling was authorized and whether permits were closed.
