What kind of unit?
Choose the unit type first so the zoning, setback and building-code research applies to the right form of housing.
Is the use allowed?
Do not assume a provincial housing reform means every design is automatically allowed on every lot. Verify the local implementation and exemptions.
Can the building comply?
Life safety can drive the renovation: exits, fire separation, alarms, ventilation and structural work may all be part of the permit review.
Can the site serve it?
Confirm how the new dwelling will connect to water, sewer, power and waste service, especially for a detached unit.
