What kind of unit?

Basement, secondary, garden and laneway units are not interchangeable labels in every municipality. Match the project to the local category.

Is the use allowed?

Confirm the land-use permission before paying for a detailed design. Province-wide housing changes can still leave property-specific conditions.

Can the building comply?

Construction approval can depend on fire, egress, ventilation, structural and trade-permit details that are invisible on a zoning map.

Can the site serve it?

A legal unit also has to work on the site. Servicing, parking, access and detached-unit setbacks can affect feasibility.

A better Airdrie planning order

Move from planning to construction deliberately. A favourable zoning answer still needs code-compliant drawings, permits and completed inspections.

Treat suite status as a due-diligence item. Request records rather than assuming long-term use equals compliance.

Existing does not automatically mean approved. Older units can lack permits, final inspections or compliant alterations.
