What kind of unit?
Start with the physical form of the second unit; zoning often treats a basement suite and a backyard unit differently.
Is the use allowed?
Confirm the land-use permission before paying for a detailed design. Province-wide housing changes can still leave property-specific conditions.
Can the building comply?
Run the design through the applicable building-code path for egress, fire separation, alarms, ventilation and structural work. That question should be resolved against the actual Regina project rather than a generic example.
Can the site serve it?
The parcel has to support the unit physically as well as legally, including servicing, access and any required setbacks.
How to sequence a Regina suite project
For detached units, add site servicing and setbacks early. For internal suites, investigate the existing building and life-safety upgrades before finalizing the layout.
Before buying, distinguish “existing” from “approved.” Ask for documentation showing the suite’s permit and inspection status.
