Prince Albert: verify the property before the design
This Prince Albert guide links the official municipal starting point without claiming a project-specific local entitlement. Verify the parcel and proposed dwelling type there.

Saskatchewan: the provincial layer
Saskatchewan delegates building administration and enforcement to local authorities. Secondary suites must satisfy the applicable building code and the municipality’s zoning and permit process.
Saskatchewan building and technical standards ↗Four questions before design
What kind of unit?
Define the unit form first. A suite inside the house is not necessarily regulated like a detached accessory dwelling.
Is the use allowed?
Separate entitlement from construction. The city may allow another unit in principle while still regulating its size, location or form.
Can the building comply?
Life safety can drive the renovation: exits, fire separation, alarms, ventilation and structural work may all be part of the permit review.
Can the site serve it?
The parcel has to support the unit physically as well as legally, including servicing, access and any required setbacks.
A better Prince Albert planning order
Before detailed drawings, establish the parcel’s entitlement and the correct municipal category for the unit. Then test the design against code and servicing.
When purchasing a home with a suite, verify the paper trail: permits, inspections and any registration or occupancy record the municipality uses.
