Do not assume a nearby Greater Toronto Area project proves the same unit form is allowed here. The Vaughan property still needs its own zoning and permit check.

On identified Ontario residential lands, the provincial ARU framework generally allows three units within the main house, or two in the main house plus one ancillary unit. Local zoning standards such as height and setbacks remain relevant.

Use this order before committing to a design

What kind of unit?

Do not treat an internal suite and a detached garden unit as the same planning problem; the site rules can be very different. That question should be resolved against the actual Vaughan project rather than a generic example.

Is the use allowed?

Do not assume a provincial housing reform means every design is automatically allowed on every lot. Verify the local implementation and exemptions.

Can the building comply?

The code review is where an attractive floor plan meets life-safety requirements. Confirm exits, separations and building systems early.

Can the site serve it?

A legal unit also has to work on the site. Servicing, parking, access and detached-unit setbacks can affect feasibility.

From Vaughan zoning to final inspection

Before detailed drawings, establish the parcel’s entitlement and the correct municipal category for the unit. Then test the design against code and servicing.

For an existing unit, request the municipal permit history and any final inspection or occupancy record. Present use alone does not prove approval.

Before renovating an older suite, understand its existing approval status; new work can expose unresolved historical issues.
