Permission first. Construction second.
Middlesex Centre confirms its January 2026 zoning amendments are now in force. The right answer still depends on your property and the proposed dwelling form.
What may be allowed
On a qualifying fully serviced lot, the municipality says up to four dwellings total (the principal home plus three additional residential units). On a lot served by a well and/or septic system, up to three dwellings total may be possible (the home plus two additional units). These are municipal limits, not automatic permission for every address.
Not a parcel approval. This is a city-level planning summary; a zoning, servicing and building-permit review is still needed for your specific address.
What to check before planning construction
- Whether the lot has both municipal water and wastewater services, or private/partial servicing.
- Whether its zoning district and overlays permit the proposed location, size and number of units.
- Whether a detached unit, lot coverage, setback, access and parking requirements can be met.
- Which building and servicing approvals the municipality requires before occupancy.
Which rules govern?
The municipality announced that its 2026 zoning update is in force. Amendment 2026-007 modifies Zoning By-law 2005-005. A provincial housing rule by itself does not establish that a particular property has the required zoning, servicing capacity or permits.
Next step
Check the property’s zoning and servicing status with Middlesex Centre Planning or Building Services before paying for design work. You can also review the official verification steps or browse other Ontario city guides.
