West Vancouver, BC suite & ADU rules

One property, two approval layers.

Suite projects combine zoning, building-code and servicing questions. Solve them in that order before spending heavily on design.

The local suite route in West Vancouver

West Vancouver’s dedicated guidance says a secondary suite must comply with the BC Building Code and be registered with the municipality, with licensing requirements depending on how it is used. Detached rental coach houses are covered by a separate municipal page.

The broader Metro Vancouver housing pattern does not replace the West Vancouver approval file. Confirm this address and unit type with the local source.

British Columbia: the provincial layer

The provincial SSMUH framework in B.C. reduces older single-detached zoning barriers and supports suites or ADUs in many circumstances. Verify the municipality’s current bylaw, site standards and permit path for the address.

Use this order before committing to a design

What kind of unit?

Detached accessory units usually add setbacks, site coverage, access or servicing questions beyond those for an internal suite. Use the West Vancouver permit route to connect this general principle to the property.

Is the use allowed?

Confirm the land-use permission before paying for a detailed design. Province-wide housing changes can still leave property-specific conditions.

Can the building comply?

Code compliance is a separate gate: check egress, fire separations, life-safety alarms, ventilation and structural adequacy. Use the West Vancouver permit route to connect this general principle to the property.

Can the site serve it?

Confirm how the new dwelling will connect to water, sewer, power and waste service, especially for a detached unit.

A better West Vancouver planning order

The project is not finished at permit issuance. Track inspections and final sign-off so the approval record matches the completed dwelling.

A tenant in place does not establish legality. Verify the municipal record and any outstanding permits or orders.

Existing units deserve their own due diligence because age alone does not establish legal non-conforming status or code compliance.
