What the municipal rules say

Sechelt permits internal secondary suites across its residential and rural zones under Zoning Bylaw 580.

What applies locally

The district states that a secondary suite must be inside the single-detached dwelling, comply with the building code, and meet the applicable on-site parking and other zoning rules.

Important limits and exceptions

The District also specifies three off-street parking spaces (two for the main home, one for the suite), a building permit and a septic assessment where applicable. Internal-suite permission does not automatically authorize a detached garden suite or fourplex. Confirm the detached-use schedule, lot setbacks, parking and septic or water servicing separately.

Before work begins: confirm the lot’s actual zoning, mapped overlays, legal parcel characteristics, servicing and applicable building permit conditions with the municipality.

Indexing: City guide: enacted rules summarized; parcel permit not verified. Municipal guidance is a starting point, not a property approval. This page is not municipal permission for a specific address.

How this guide was verified

Guide verification: Targeted municipal-source claim check recorded. Selected citywide guidance or adoption facts were checked against an identified official page on October 12, 2026. This is not a complete current-bylaw, amendment-map or parcel certification.

Property confidence: Not assessed. City-wide guidance does not confirm permission for a particular parcel. Check official zoning, overlays and permits. How verification works →

Current municipal rule to check

Important correction: the current consolidated Zoning Bylaw 580, section 2.3, specifies no gross-floor-area maximum for an internal secondary suite where permitted. A detached accessory dwelling unit is limited to 120 m² gross floor area, including attached garage or workspace. Do not apply the older 90 m² / 40% guidance as a current blanket suite-size cap. The bylaw also prohibits separating a suite or detached ADU from the primary unit by building strata.
