Langley, BC suite & ADU rules

Permission first. Construction second.

An internal suite and a detached garden unit can trigger different site rules, so define the project before reading the approvals.

What Langley publishes for additional units

Langley City publishes a dedicated secondary-suite building-permit application, guide and declaration through its building-permit page. Use those local forms rather than assuming a suite is approved simply because a dwelling already exists.

British Columbia: the provincial layer

British Columbia sets a province-wide small-scale multi-unit housing framework that includes secondary suites and detached accessory units. Local governments still administer zoning details, building permits and property-specific exceptions.

The four suite checks to do first

What kind of unit?

Internal basement suites, upper-level suites and detached garden or laneway units can follow different zoning and building paths.

Is the use allowed?

Establish that the unit form is allowed on this parcel before solving construction details or applying for trade permits.

Can the building comply?

Expect construction details such as egress, smoke/CO protection, ventilation and fire separation to influence the final layout.

Can the site serve it?

Parking may be only one site issue; utilities, garbage access, lot coverage and detached-unit siting can matter too.

Build the Langley approval file in order

The project is not finished at permit issuance. Track inspections and final sign-off so the approval record matches the completed dwelling.

A tenant in place does not establish legality. Verify the municipal record and any outstanding permits or orders.

A long-used suite can still have an incomplete approval history. Verify the records before planning a sale, refinance or renovation.
