Kamloops, BC suite & ADU rules

A legal suite needs more than a renovation.

Before drawing a suite, confirm the property can host that form of dwelling and then map the code and permit work.

The local suite route in Kamloops

Kamloops groups carriage, garden and secondary suites under its residential-suite guidance. The city’s 2024 zoning changes expanded small-scale housing options, but the number and type of units still depend on the zone, servicing and BC Building Code requirements.

British Columbia: the provincial layer

British Columbia sets a province-wide small-scale multi-unit housing framework that includes secondary suites and detached accessory units. Local governments still administer zoning details, building permits and property-specific exceptions.

The four suite checks to do first

What kind of unit?

Detached accessory units usually add setbacks, site coverage, access or servicing questions beyond those for an internal suite. That question should be resolved against the actual Kamloops project rather than a generic example.

Is the use allowed?

Before drawing walls, confirm that the property qualifies for the unit type under the current provincial and municipal framework.

Can the building comply?

Life safety can drive the renovation: exits, fire separation, alarms, ventilation and structural work may all be part of the permit review.

Can the site serve it?

Site constraints can include parking, sewer and water capacity, electrical service, waste access and setbacks for a detached unit.

From Kamloops zoning to final inspection

For detached units, add site servicing and setbacks early. For internal suites, investigate the existing building and life-safety upgrades before finalizing the layout.

When purchasing a home with a suite, verify the paper trail: permits, inspections and any registration or occupancy record the municipality uses.

If a suite predates current rules, ask the municipality how the existing condition is treated instead of assuming it is exempt.
