What the municipal rules say

Golden amended its zoning in 2024 to create R1S secondary-residential permissions.

What applies locally

The town’s September 2025 housing report records adopted Amendment Bylaw 1492, changing about 280 R1 lots to R1S. An R1S lot can generally have one additional residential dwelling, internal or detached, subject to district standards.

Important limits and exceptions

The older Bylaw 1294 text includes a 600 m² condition for certain detached units. Do not apply that historic condition across all newly amended zones without the live consolidated schedule; first confirm actual R1S zoning and permit requirements.

Before work begins: confirm the lot’s actual zoning, mapped overlays, legal parcel characteristics, servicing and applicable building permit conditions with the municipality.

Guide review: Verified informational guide; parcel eligibility not verified. This does not approve a development or building permit.

Municipal guidance is a starting point, not a property approval. This page does not calculate a legal unit count for an individual lot.

How this guide was verified

Guide verification: Targeted municipal source review documented. Selected rule or adoption claims were checked against named official material and recorded in the site research notes. This is not a complete current bylaw, zoning-map or amendment certification.

Property confidence: Not assessed. City-wide guidance does not confirm permission for a particular parcel. Check official zoning, overlays and permits. How verification works →
