What the municipal rules say

Leduc’s operative suite provisions are in Land Use Bylaw 809-2013; the proposed renewal is not current law.

What applies locally

Section 21.7 limits a principal dwelling to one of an internal secondary suite, garden suite or garage suite, subject to the relevant land-use district permitting that form. September 2026 city notices still use Bylaw 809-2013.

Important limits and exceptions

A garage/garden suite is not automatically permitted in every district, and property-specific Direct Control rules may apply. Follow 809-2013 and adopted amendments, not the 2026 renewal draft.

Before work begins: confirm the lot’s actual zoning, mapped overlays, legal parcel characteristics, servicing and applicable building permit conditions with the municipality.

Guide review: Verified informational guide; parcel eligibility not verified. This does not approve a development or building permit.

Uses Natural Resources Canada’s national Geolocator to match the address. Any planning result is preliminary and must be checked against the current municipal bylaw and permit office.

Alberta: the provincial layer

Alberta’s building code has specific requirements for houses with secondary suites, while municipalities decide where suites are allowed through local land-use bylaws.

Leduc’s suite restrictions and zoning review

Check the current district

The City’s secondary-suite requirements reference Land Use Bylaw 809-2013, as amended. Later zoning-map amendments mean the current land-use district and overlays must be checked for the particular address, not inferred from an older PDF.

One suite type with the principal dwelling

The published suite requirements describe a limit of one secondary suite with a principal dwelling, and restrict combining a secondary suite with a garden suite or garage suite. Verify these provisions against the current consolidated bylaw before applying.

Permit and building checks

A secondary suite must satisfy the applicable Safety Codes Act and parking provisions. The 2020 guidance is useful for identifying requirements, but is not proof that every listed rule remains unchanged in 2026.

Can you build here?

Here is the municipal framework; parcel eligibility is not verified in Leduc.

This is the simple build-direction summary. The exact property still has to meet its zoning, site, servicing and permit requirements.

Next planning steps

Local rules still need verification before pricing before you request a quote.

This preliminary guide does not answer whether a particular parcel is approved. The next two steps are budgeting and contractor scoping; neither replaces municipal approval.

Planning sequence: rules → budget → written scope / contractor. Cost models and contractor matching do not determine whether the municipality will approve the work.

Current municipal rule checkpoint

Leduc’s currently operative framework remains Land Use Bylaw 809-2013 as amended. The separate Land Use Bylaw Renewal page describes a draft undergoing consultation in October 2026, not an adopted replacement. Apply the existing district rules and section 21.7, not the draft consolidation.

Source review: October 9, 2026. This is an informational bylaw checkpoint, not a parcel-specific approval. Verify enacted amendments, zone maps, registered title constraints, servicing and permits with the municipality.

How this guide was verified

Guide verification: Targeted official-source check (12 October 2026). Selected rule or adoption claims were checked against linked official material. This is not a complete current bylaw, zoning-map or amendment certification.

Property confidence: Not assessed. City-wide guidance does not confirm permission for a particular parcel. Check official zoning, overlays and permits. How verification works →
